    FLORIDA-SPECIFIC RULES

    Homestead Protection → Exempt from creditors (except mortgage, taxes, mechanics lien); property tax capped at 3% annual increase (Save Our Homes).

    Riparian = Running water (rivers/streams) | Littoral = Standing water/ocean

    Accretion (gradual land build-up by water deposit) = Owner gains land Avulsion (sudden erosion/loss) = Boundary unchanged; owner loses land

    Recording Statute = FL uses race-notice: First BFP to record without prior notice wins.
